Real timber, but engineered to be more stable than solid boards. It’s the choice if you want authentic timber look and durability without the maintenance headaches of solid wood. Gold Coast humidity means engineered timber is almost always the right choice over solid.

Laminate: $50–$80 per m²
The budget option, but don’t mistake budget for bad. Modern laminate is durable and looks fine. It’s not a long-term investment like timber or hybrid, but for rental properties or temporary solutions, laminate gets the job done.

Carpet: $60–$120 per linear metre
Important note on carpet pricing: Carpet is priced per linear metre of roll width, not per square metre. A typical carpet roll is 3.66 or 4 metres wide. For a 3-bedroom lounge/dining area (roughly 30 m²), you’re looking at around 90-100 linear metres of product depending on room layout. That puts your total in the $5,400–$12,000 range for supply and installation on a whole-house carpet job.
Carpet is still popular in some Gold Coast homes, especially for bedrooms where comfort matters more than durability.

What Actually Changes Your Cost (The Real Variables)
The prices above are the baseline. Here’s what pushes them up:
Floor Prep
If your subfloor is level and clean, you pay the base price. If it needs levelling, grinding, moisture barriers, or repairs, you add $10-30 per m² depending on severity. A house with an old timber subfloor in poor condition can add significantly to the final bill.
Stairs
Stairs are per step, not per m². Expect $40-80 per step for supply and installation. A flight of 13-14 steps adds $600-1,100 to your quote. It’s finicky work and it shows in the pricing.
Room Size
Smaller rooms have higher per-m² costs because there’s less area to spread fixed labor costs over. A tiny bathroom will feel more expensive than a lounge, even with the same flooring product.
Product Grade
We’ve given you mid-range pricing above. Premium ranges of the same product (thicker, better finishes, designer colours) can cost 20-40% more. Budget ranges cost 20-30% less, but they wear faster and look cheaper.
Your Current Flooring
Removing old carpet costs extra. Removing tile costs more. Removing timber costs even more because of dust control. Add $5-15 per m² for removal depending on what’s there now.

Can I supply my own flooring and just pay for installation?
Yes. We install flooring you supply. Pricing is slightly lower (we’re not handling product margins) but not dramatically so. The labour cost is the same whether we source the product or you do. Most people find it easier to let us handle sourcing, but you can absolutely do it yourself if you’ve already bought flooring elsewhere.
How long does installation take?
Depends on size and complexity. A typical 3-bedroom Gold Coast home (120-150 m² of flooring) takes 3-4 days. Apartments are faster. Large homes with stairs and multiple room types take longer. We’ll confirm timing in your quote.
Do I need to move furniture out?
Yes, completely. We need access to every part of the floor. For most jobs, we help move furniture to a clear area of your home. If you want it professionally moved into storage, that’s extra. Plan a day on either side of installation for this.
What’s included in “supply and installation”?
Product, underlay, professional installation, basic floor prep (cleaning, minor levelling, dust control during install), skirting or trim work where needed. What’s not included: removal of old flooring, major subfloor repair, storage/relocation of your furniture, or custom finishes.
